Adani-Linked Terravista Unveils Plans for 436 MW Data Center Project in Pune, India

Terravista Developers Pvt. Ltd. has proposed a two-building data center campus in Pune’s Pimpri Chinchwad industrial area.

The development would have a combined connected electrical load of 436 MW, with plans covering power infrastructure, backup generation, water recycling, and environmental management.

Proposal Overview

The proposed campus comprises two data center buildings, designated ACXPNQ30 and ACXPNQ31, at Plot No. D-I-10/4 in the MIDC Industrial Area of Pimpri Chinchwad, Maharashtra.

Each building would have a connected electrical load of 218 MW and an estimated demand load of 190 MW. Together, the campus would have a demand load of 380 MW. These figures represent electrical requirements; the available information does not separately specify IT capacity.

Maharashtra State Electricity Distribution Company Limited is identified as the electricity supplier. The proposal includes 98 transformers rated at 3,150 kW/3,500 kVA for each building, alongside three 250 MVA, 220/33 kV transformers.

Each building would also have 58 diesel generator sets rated at 3,000 kW to provide backup electricity during outages.

Project Scope and Site Details

The campus would occupy a 102,269.98-square-metre plot and provide a total built-up area of 182,558.59 square metres. Both data center buildings would comprise a ground floor and four upper floors, reaching 46.28 metres in height, including service structures.

Supporting facilities would include electrical rooms, a guardhouse, diesel pump panel rooms, a sewage treatment plant pump room, and an organic waste converter room. The application estimates occupancy at 436 people, with an additional 30 visitors.

Existing industrial sheds covering 24,266.88 square metres are proposed for demolition, subject to the necessary permissions.

Daily water requirements are estimated at 89 cubic metres during the dry season and 20 cubic metres during the wet season. The difference primarily reflects landscaping demand. A 25-kilolitre-per-day sewage treatment plant would handle an anticipated 19 kilolitres of daily sewage, with treated water reused for flushing and gardening.

Rainwater harvesting infrastructure would include two storage tanks, each holding 43 cubic metres, and 30 recharge pits.

Environmental Clearance Process

Terravista has applied for fresh environmental clearance. Its submission outlines the proposed buildings, electrical systems, water requirements, and measures to manage construction and operational impacts.

The site contains 1,126 existing trees. Any cutting or transplantation would require the relevant permissions, while the landscaping proposal includes planting indigenous species.

Construction controls include water spraying to suppress dust, covering trucks carrying materials, managing traffic, and installing noise barriers. High-noise activities would be restricted to daytime hours.

During operation, the campus is expected to generate 112 kilograms of solid waste daily, comprising 45 kilograms of biodegradable waste and 67 kilograms of non-biodegradable waste. An organic waste converter would process biodegradable material, with recyclers and authorised vendors handling the remaining streams.

Corporate Linkage

Terravista Developers Pvt. Ltd. lists Adani Corporate House in Ahmedabad as both its registered and correspondence address, providing the stated basis for the project’s association with Adani.

The available information does not establish the developer’s detailed ownership structure or shareholding arrangements.

Next Steps

The development remains at the proposal and environmental clearance application stage. The available documents do not confirm that clearance has been granted or provide a commissioning date.

Further progress will depend on the applicable approvals, including permissions associated with demolition and any proposed tree removal or transplantation. The filing establishes the intended scale of the campus, while its construction and delivery timetable remains unspecified.
