Construction is now underway on Mumbai 3, the third data centre to be built at Colt Data Centre Services' Navi Mumbai Campus, after the facility secured its first hyperscale customer.
Hyperscale lease triggers start of work on third Mumbai Data center.
The AI-ready building, a joint project between Colt DCS and India's largest privately owned real assets platform RMZ, will provide 64MW once complete. Ground preparation started in December 2025, and the companies said the signing of the hyperscale client allowed full construction to commence.
The project falls under the joint venture the two firms formed in 2024, which commits USD 1.7 billion of investment into the Indian data centre market.
Colt DCS and RMZ described the start of work as a milestone showing how quickly the partnership has scaled, arriving just 18 months after the deal was signed. The building is fully pre-let, and the companies said it will bring critical AI-ready capacity to the Mumbai market.
Liquid cooling and on-campus substation underpin technical design
Mumbai 3 has been engineered for AI and high-density compute deployments, with 64MW of secured contracted power. Its cooling approach is hybrid, pairing conventional air cooling with direct liquid-to-chip cooling. Power resilience comes from a 220kV GIS substation situated on campus, which the companies said offers high resilience and scalability, while carrier-neutral connectivity gives customers access to high-capacity fibre routes.
Pratap Mane, Country Head for India at Colt DCS, said demand patterns are changing quickly, with customers seeking larger deployments, higher rack densities, and infrastructure able to handle increasingly intensive AI workloads. Mumbai 3, he said, is built to meet those requirements and to reinforce the Navi Mumbai Campus as a scalable, future-ready digital infrastructure platform. The combination of liquid cooling and upgraded power infrastructure, he added, lets customers scale next-generation AI and high-performance computing efficiently while keeping operations resilient.
Deepak Chhabria, President at RMZ Infrastructure, said the coming wave of digital growth depends on infrastructure combining scale, resilience and speed to market. He described Mumbai 3 as a future-ready campus that will let hyperscalers and neo-cloud providers expand seamlessly as their capacity needs grow, in line with the company's commitment to data centre and AI infrastructure built to global standards.
Rising AI demand reshapes Mumbai's capacity requirements
The two companies pointed to accelerating demand for AI-ready capacity in the region, where rapid AI adoption is pushing requirements toward bigger deployments, greater rack densities and more power. The Navi Mumbai Campus already houses Mumbai 1 and Mumbai 2, which serve large enterprise and cloud workloads.
The site can ultimately deliver up to 148MW at full development, and with Mumbai 3 finished its operational capacity will rise to 86MW. The companies framed the construction start as further evidence of both the venture's execution speed since 2024 and the strength of AI-driven demand in Mumbai, where changing requirements are reshaping what data centre power and cooling systems must deliver.
Renewable power, water savings and 700 jobs pledged
Sustainability and community impact were described as central to the development. Mumbai 3 will run entirely on renewable energy and features a closed-loop cooling system designed to produce near-zero wastewater from the cooling process. Beyond its environmental design, the project is expected to generate more than 700 jobs spanning construction and operations, while supporting local suppliers, contractors and service providers. Colt DCS and RMZ said these measures reflect a shared commitment to sustainable digital infrastructure that delivers lasting value for local communities and the wider region.
Venture targets 250MW across two Indian cities
Under the joint venture, Colt DCS and RMZ have committed to developing 250 MW of data centre capacity spanning Mumbai and Chennai.
The partnership pairs Colt DCS' global data centre experience with RMZ's more than two decades spent developing, owning and operating high-quality infrastructure in India. The start of construction on Mumbai 3, alongside the hyperscale signing and the fully pre-let status, represents the latest step in that expansion.
